Worried About Snow Damage? Learn How to Prepare and Protect against Heavy Snowfall
Winter weather and the effects of snowfall can be unpredictable. The good news is that you can minimize the risk of snow damage by understanding the threats and taking the right precautions.
The Owner’s Prevention Maintenance Manual recognizes key areas where snow is likely to build up, including: firewalls, parapet walls, valleys, dormers, and on lower roof levels where a roof step occurs.
These areas are more likely to experience uneven snow loads, which can cause strain if not addressed. As it is not possible to determine the density of the weather conditions before the snowfall, there is no way to prepare for the weight or height of snow that a building can safely support. Additional issues can occur due to the snow melting, adding more weight to the building. It is important to monitor these conditions with extreme caution.
A general rule: Normal snow densities (without rain on snow) range from 20 to 30 pounds per cubic foot (PCF) or about 2.5 lbs per inch.

Here are some general safety guidelines to follow per the Owner’s Prevention and Maintenance Manual:
- Always provide proper safety precautions when working on the roof
- Pay special attention to and be aware of the translucent Roof Panel locations
- Be cautious of snow or ice breaking away and sliding down the roof, even on a low-slope building. (Metal roof systems are extremely slippery when wet.)
- Use extreme care when working along the edge of the roof
- Never send one person alone on a roof to remove snow
Additional tips for building owners and managers:
- Schedule regular roof inspections before and after each snow season
- Install snow guards on sloped metal roofs to prevent slow slides
- Keep gutters clear to reduce ice and water backup.
- Know the snow load capacity of your building.
The effects of snow can be stressful, but with the right knowledge and preparation, you can protect your building and the people around it.
